The NMHOA would like to have a meeting of the homeowners to vote on changes to the rules and regulations, bylaws and other guidelines on June 28, 2010 at 7:00 Pm. at the Orange Township Building in the Moffett Room.
All members are encouraged to attend. This is a very important meeting and we request maximum participation from homeowners. If someone has strong views for or against any proposals this will be his or her chance to speak up.
In light of the economic situation, lower home values and rising taxes in Orange Township and Delaware County, the Board unanimously decided to reduce the yearly homeowner's association dues for 2010 to $200 per year. This was a decrease of $40.00 from 2009. If you have not paid your 2010 dues please do so as soon as possible.
If your 2010 dues is not paid by August 1st of this year the Board of Trustees has agreed to charge delinquent homeowners a $50.00 penalty. If not paid by September 1st another fine of $50 will be imposed and so on. During the past couple of months the Board Members went to the door of certain homeowners and collected some of the money owed to the association.
We will re-evaluate each year what we believe the dues should be to meet our budget and improve our community. Our goal is to improve property values while maintaining curb appeal.
The Board would again like to thank Colette and Michael Chamberland for starting and running the Northpoint Meadows Homeowners Association (NMHOA) website www.northpointmeadows.com. Please feel free to visit the website when you get a chance.
The Board would also like to thank Mr. David Rankin for his service this past year as one of the members of the Board of Trustees.
Orange Township Trustees has informed us that construction on the walking/bike trail might not start this year. If any homeowner has a question and wishes to discuss the details of the plan, please contact us through our website or stop by and chat with us.
Several companies were contacted this year to provide NMHOA a quote for algae, mosquito and weed control. Aqua Doc out of Grove City, OH was selected to treat our pond this summer. We should start to see improvements to our pond soon.
Due to numerous complaints about weed growth, mowing and other issues received from homeowners, it has been decided to terminate the contract with our lawn service contractor. The Board is seeking volunteers from within our community to mow the (4) walkways to the center area, the center area and around the pond, and the entire area out front to reduce operating costs. The volunteers will be asked to sign a statement relinquishing the HOA liability for injuries, damage to their mower, or other homeowners' property. In turn the volunteer will be compensated $200 for gasoline and wear and tear on equipment.
Please contact any of the Board Members by June 25th if you are interested. If we don't get any volunteers we will make every effort to find qualified contractor's).
